Arche is now a leader in the revitalisation of historic buildings, in which it is launching hotels. It already has 20 hotels in its collection. Most of them operate under the Arche System investment system, registered with the Patent Office in March 2022. It is a proprietary system for investing in non-residential premises in hotel properties. The business mechanism of the Arche System has been developed over several years together with our investors. Many of our clients are owners of hotel rooms in various Arche hotels. The purchase of a non-residential premises (hotel room) is an excellent alternative to the purchase of a flat or commercial premises for rent.Arche builds, sells and manages all hotels. How does the Arche® System work? The customer decides to purchase a non-residential premises, a hotel room, and signs a preliminary contract together with a lease agreement, which is an integral part of the preliminary contract and will ultimately be an annex to the promised contract. The price the client pays is the price of the finished and equipped room. During the construction phase while the preliminary contract is in force, he or she has the right to withdraw from the contract or transfer the funds to another Arche development. In the meantime, Arche recruits a director, who in turn recruits a team so that when the hotel opens it is already running at full capacity. Towards the end of construction, conferences, training courses and events are contracted by them for future dates. When the construction is complete, the facility is granted an occupancy permit, a rental agreement comes into force, which sets out the conditions for profiting from the hotel. In the month following 61 days after the occupancy permit, the investor receives its first monthly profit. The client derives a profit from all the hotel's operational activities. This is very important because we have not encountered another solution like this on the market. A room could never be rented and the customer still receives a profit at the end of the month from the hotel's actual revenue. Of course, it could also happen that the hotel earns nothing in a given month, so the investor does not receive any remuneration either. However, on an annual basis, he or she cannot receive less than 5%, calculated on the net price of the premises for which he or she acquired the property. There is no upper limit. If the hotel earns, for example, 7.8 or 14%, this % will also be received by the client. If the hotel earns less, the customer will still receive an adjustment to 5%. In this case, Arche adds to the client's minimum annual salary. Apart from the difficult times of Covid, we have not recorded such a situation. Why is it worth it? The most important of these include: The risk of not achieving satisfactory profits due to insufficient customer interest in the main services provided by the hotel ( accommodation, catering, conferences), or, in the case of an intention to sell the property, the risk associated with the possible price to be obtained for the property and the time spent looking for interested buyers."
